The Mandalorian Estate

Spread across 4.89 acres in the serene Sipasarubali Belt, south of Puri, The Mandalorian Estate is one of Harkaran Boparai Studio's largest and most ambitious private residential developments. Nestled amidst the region's natural beauty, the estate enjoys a rare setting near a tranquil water estuary, where expansive landscapes, open skies, and ecological richness come together to create an environment of exceptional calm and timeless elegance. Conceived as a private family estate for four brothers, the project encompasses approximately 87,000 sq. ft. of built space, thoughtfully planned to balance individuality with a cohesive architectural identity. The design embraces a refined neo-modern language, characterized by clean geometric forms, generous glazing, understated materiality, and seamless transitions between indoor and outdoor spaces. Every villa is designed to maximize natural light, ventilation, and uninterrupted views of the surrounding landscape. The planning philosophy is deeply rooted in sustainability and environmental sensitivity. Rather than imposing on the site, the architecture responds to its natural contours, preserving the intrinsic character of the land while enhancing its ecological value. Large open courts, landscaped greens, and passive design strategies work together to create comfortable living environments that remain connected to nature throughout the year. A defining aspect of the estate is its careful orientation towards the east, allowing the residences to welcome the morning light while adhering to the principles of Vastu Shastra. This thoughtful alignment promotes harmony, balance, and positive spatial energy, enriching the everyday living experience. More than a collection of luxury villas, The Mandalorian Estate represents a vision of contemporary living where architecture, nature, and cultural values coexist in perfect harmony. Designed with meticulous attention to detail, the estate offers a timeless expression of luxury that celebrates openness, sustainability, and a profound connection with its surroundings.
